What kind of pets do you allow?
Sunlake allows cats, dogs, birds, and fish. Aggresive breads such as Rottweilers, Pit Bulls, and Doberman Pinschers are prohobited due to insurance regulations. Animals are subject to the City of Huntsville Animal Service's regulations. For more information on Huntsville pet ordinances.

How many pets can I have?
Each situation is different. Combinations of animals are difficult to define in a policy. We charge one non-refundable pet fee per apartment, and a pet deposit for each animal (cats and dogs). Birds and fish do not require a pet fee or deposit. Fish tanks over 100 gallons are prohibited. Call the office if you have a unique situation.

Are there any deposits, special fees, or monthly charges to have a pet?
There are no monthly charges for pets, just the one-time pet fee and deposit.

Is my security deposit refundable?
Yes, there are no hidden administrative fees or community charges. Of course if there are damages or outstanding balances owed on your account, they will be deducted. Your utility bills for water, sewer, and trash are billed in arrears. The final utility charges are processed at move-out and deducted from your deposit. You do have the option to pay the final utility bill at move-out if you do not want it deducted from your deposit. "Six to one, half a dozen to another."

If I get a job transfer, can I break my lease?
Yes, you can terminate your lease early for any reason. All leases have a clause built-in for early termination. You will have to pay any applicable termination fees, back rental concessions (specials you received on your current lease), and pay through a 60-day notice. If you are within the last three months of your lease-end date, most likely paying through the end of the lease is more cost effective. Military Residents are subject to the Soldiers and Sailors Civil Relief Act (SSCRA).

What utilities are included in my lease?
Residents in the apartments pay for all utilities: water, sewer, trash removal, electricity, cable televison, and internet connection.

How long is the term of the lease?
Our lease terms change on a monthly basis.

How long before my lease expires do I have to give written notice?
Residents must give 60-day (sixty day) advanced written notice to terminate the lease agreement. This means that sixty days prior to the lease end date we must receive a written notice-to-vacate, signed by ALL lease signers. This means that every person on the lease agreement must sign the notice-to-vacate. The notice is considered received on the date when ALL lease signers have submitted the notice in writing to Management. Absence of any written notice automatically extends the terms of the lease agreement to a month-to-month lease. The day after the lease agreement expires the lease signers can then give a 30-day written notice to terminate, pursuant to the Alabama Landlord and Tenant Act. Each month that the rent is paid, the term are extended for another month.
VERBAL NOTICES-TO-VACATE ARE NEVER ACKNOWLEDGED! A good rule of thumb is to fax/email/hand deliver your notice and have a member of Management sign the valid notice and keep a copy of the signed notice for your records.

If something needs to be repaired in my apartment, how do I report it?
You have two options:

can use the resident portal and fill out a request from the "submit a service request" link. A new window will open outside of this website.

You can call the main office at 256.536.6707. Do not use the resident portal if you have a maintenance emergency. If you have a maintenance emergency, the main office or the answering service will page a service tech directly to your home.

When is my rent payment due?
Rent is due on the 1st of each month. Rent is considered late on the 2nd of each month. However, late fees do not start accruing until the 6th of each month, no matter what day of the week the 6th falls on.

Will you accept electronic payments from my bank?
Yes. The name and address for electronic payments is: Sunlake, Attn: Manager, 2000 Sunlake Boulevard, Huntsville, AL 35824. You can also pay via credit card or debit from your bank account through the resident portal. We can also do a one-time debit from your bank account, or do a one-time credit transaction. Fill out this form and fax it to the office at 256-536-6915.

Is there a place where I can pay my rent after office hours?
There is a night drop to the left of the main office door (follow the path).

There is a person who might be staying with me for a while. Is that permitted by the lease?
Guest are permitted to stay 14 consecutive days, and no more than twice that many days in any one month. Any guest(s) staying longer than this period must be reported to the office. For added protection it is recommended to report any guest staying with resident(s), with emphasis to minor children staying with resident(s).
Residents are encouraged to seek legal advice from an attorney when allowing somebody to stay at their apartment. It is strictly forbidden in your lease agreement to allow somebody other than the lease signers/occupants to occupy the apartment. Every person staying at the property must pass the same Community Qualification Standards.

Do you have any reserved parking?
No. The townhomes have private attached and detached garages, as well as guest (overflow) parking. The apartments have parking spaces for each building.

I have a motorcycle, where can I park it?
You are able to park your motorcycle in any available parking space. If you are storing your bike for the winter, we ask that you park it in a space away from the entrances.

My children live with me in the summer; do I need to notify your office when they arrive?
Yes. Any guest staying with resident for a period of 14 days or no more than twice that many days in any one month must be added as either an occupant or a lease signer. If the guest(s) are over the age of 18 must fill out an application, pay an application fee before the guest/applicant can be added to your lease agreement.

Can I install my satellite dish at my apartment?
Yes. All residents must adhere to the TIBS Management Company satellite dish policy. It is available for viewing on the forms page of this website.

Which providers are available for television service?
This property has an exclusive agreement with Knology. They are the only choice for cable tv and cable internet. Knology offers phone, internet, and HDTV digital cable. Call the office for our knology sales representatives phone number. The sales representives can offer specials and discounts not available on the website.

Will you accept my delivery packages for me?
Yes. We will accept delivery packages. Please see Sunlake's rules and regulations on the forms page for further information on delivery of packages.

What are the hours for the clubhouse, business center, and fitness center?
The fitness center is available 24 hours a day! The clubhouse, raquetball court, and business center stay open until until 9:00 PM Monday-Friday.

Can I wash my car?
Residents have a designated area for car washing.
- Do you do credit or background checks?
Yes. Every applicant, resident, and/or lease signer over 18 years of age must have a credit and a criminal background check.
